How can I sell my property in France? 

For some practical advice on the best way to sell your property follow these top 5 tips:

1. Property presentation

Now is the time to make sure your property is clean and tidy, and well maintained.  Think about decluttering to make your property feel more spacious, and where possible keep colours neutral so that potential new owners can picture themselves in your propert2.

2. Choose the right estate agent

Make sure you choose an estate agent that you feel comfortable working with and that is reliable, professional and is happy to listen.  Choosing to move house is a huge decision, and you want to make sure that everything runs as seamlessly as possible.  At Beaux Villages, all of our agents are fully trained and accredited and we pride ourselves on offering a quality service that is people led. 

3. Agree the right price

You’ll need to consider market conditions and prices of similar properties in the area.  You should choose an experienced and knowledgeable estate agent who can advise you on this, and help with any legal and admin issues.  You need to agree a price that is right for you and is realistic in today’s marke

4. Organise your paperwork

Get together your title deeds (titre de propriété) and cadastral plan information as these will be needed for signing of your sales mandate.  It would also be useful to find copies of your taxe foncière bill, planning applications for works done, the drainage report, and if you have them a plan of the house and full diagnostic reports.  You will also need to organise a DPE (Energy Efficiency Certificate) which your local diagnostic company can carry out.  Your local property consultant can talk you through everything to make sure you’re prepared

5. Talk through the offer

When an offer is put forward, take the time to talk to your local estate agent to understand the position of the client - are they cash or finance, are they in a chain, do they want to move quickly, do they want to buy any furniture?  Talk it through with your agent before going back with an acceptance or with a counter offer.  Your agent will be able to negotiate on your behalf
